On the outdoor it offers private outdoor swimming pool (children's pool is situated within the outdoor swimming pool) fitted with sunbeds and parasols, roofed furnished terrace, sauna, Jacuzzi with panoramic view, ping pong table, kids playground, volleyball court, outdoor bathroom and outdoor BBQ. Washing machine, hair dryer, ironing facilities, baby cot, children's high chair and toys are at your disposal. Free private parking is provided to the guests.

PLEASE FAMILIARIZE YOURSELF WITH THE HOUSE RULES 1. Close the windows when you are going out of the apartment. 2. Extinguish all electricity consumers when you are going out of the apartment (air conditioning, heating, TV, light...) 3. Produce no noise after midnight (12 AM) 4. Take care and keep inventory of the apartment, especially floor and furniture 5. Any damage caused by negligence will have to be compensated THANK YOU!

We had the most incredible holiday. The villa is absolutely beautiful. The place is immaculate. From the bedrooms to the living area and pool area. The facilities are wonderful, gym, hot tub etc. We couldn't have wanted for anything more. The location is fantastic. You are a short drive to the beautiful town of Cavtat and also Dubrovnik. We were also near some beautiful local restaurants Nino was a wonderful host and nothing was too much trouble. We rented the villa for my grandmas 90th birthday! When we arrived we were greeted with a welcome platter and they had decorated the pool area with balloons in honour of her birthday! Ninos mother had even made a beautiful cake and left it in the fridge for us! We were absolutely thrilled. I would absolutely stay here again. We couldn't have asked for anymore
We stayed at Falcon Rook for 2 weeks at the end of June. We couldn't have been more pleased with the villa. It was perfect, great pool and accommodation but the best thing was the outside kitchen. We ate every meal there and barbecued while the sun was going down. The views from the villa are beautiful as it is set in the mountains, 5 mins drive from Gruda , a little village With shops etc. Nino and his family run the villa extremely well and are very helpful. They even Bought a wonderful array of fresh fruit and vegetables for us half way through the holiday. This is a truly magical place in a beautiful country.
From the moment we arrived and saw the villa - it was a wow experience. The owner met us and showed us around. A very beautiful villa, clean and welcoming, perfect for our party of 7 (4 adults and 3 teens). Lots to do at the villa; fantastic pool, volleyball, football table, ping pong, Jacuzzi. Wifi was very good and coped with us all. Evenings were spent barbecuing and playing cards, although we did visit three outstanding local restaurants which were suggested by the owner. Would recommend this wonderful villa. A very memorable holiday.
Plenty of space, well equiped house for a big family or group of people. Lovely scenery, excellent pool and possibilities for sports and outdoor living. Distances to services quite long and car is necessary. Good restaurants in a distance of few kilometers. Staff very helpful and friendly.
